Hi. We had new double glazed windows and doors throughout our modern property just before Christmas. We have noticed in the mornings when the weather is cold that there are patches of ice low down at the bottom of each window pane on the outside in a sort of 'hill' or 'arc' shape. I guess the patches look like frozen condensation.

Is this normal? My husband says it is not and that we should contact the suplier to do something about it but I think that it IS probably to be expected although I have had double glazing before and have not seen this. There does not appear to be anything wrong on the inside or between the double glazing panes.

Can you advise?

I'd contact your installer/suppliers. Sounds like too much heat may be escaping, condensing then turning to ice.

Sounds like an interesting problem. It would be enlightening to have some pictures of it. Offhand, it sounds like condensation... which means that warm moist air from the house is escaping and then condensing when it comes in contact with the outside cold. This of course means that the windows are leaking significantly enough to make this happen - perhaps in conjunction with some house heating/ventilation issue that is causing the interior space to be unduly pressurized.

Seems fine to me, bearing in mind some external temps have been down to -10 recently , ice or condensation on the outside suggests to me that your glazing is doing it's job and keeping your heat inside the building , and not wasting it by heating up the outside of your window.

I dont think it will be the windows. What you may find is before if your windows were single pane the heat loss from your windows probably stopped ice forming where now your outside pane of glass remains at the temperature outside and your inside pane remains at the inside temperature. Ergo Ice forms where it didnt before
