Replacement windows

Hi, when im replacing windows do i have to introduce new fire escapes or can i just copy what is already in situ. Does there have to be a fire escape in every room it sounds a simple question but im getting conflicting advice on this. Thanks everyone

Fire egress is required in habitable rooms ie not kitchens or bathrooms, garages or porchs.
You can also exlude any room that is directly connected to a passageway with an exit which normally means most downstairs rooms as they open into a hall with front and back doors.

As It dosent cost any extra to have them I still place them every where that is possible.

I think that I have covered the basics for domestic houses but be carful with rented properties and commercial as the regs can be different.

I believe you can have the same as what they are, i.e just fanlights if required but you can make them no worse than already there

Thanks for the advice, this site is excellent definatly the best i have come accross. So it is better to fit egress where ever possible that way im covered. If i go to a property and in their bedroom they have 1 window with 2 fanlights above 1 pane of glass the bottom being non-opener i can replace with the same if they require. Once again thanks for all advice and keep up the good work.

Hi Tony,

I'd echo glen's point above, as long as you make the windows no worse than current, then like for like replacements are acceptable.

Most manufacturers now fit egress hinges as standard on any openigs that conform to the opening criteria anyway so you can use it as an added benefit when specifying to your customers.
